Evaluate your property before breaking ground

Before you fire up any equipment or start moving dirt, you need to understand what you’re working with. Walk your entire property with a notebook and camera. Look for where water naturally flows during and after rain—those wet patches aren’t random. In Lake Stevens, our clay-heavy soils don’t absorb water quickly, so you’ll often see standing water in low spots even days after a storm. Mark these areas.

Check the existing slope by using a simple line level and stakes, or download a slope-measuring app on your smartphone. You’re looking for how water moves across your lot and identifying any spots where it pools or flows toward structures. Pay attention to existing vegetation too. Dense brush and tree roots can actually mask drainage problems, and once cleared, you might discover water issues you didn’t know existed.

Document everything: take photos from multiple angles, sketch a rough property map, and note soil conditions in different areas. Dig a few test holes about 18 inches deep in various spots. If you hit thick clay within the first foot (common in Snohomish County), plan for drainage challenges. If water fills your test hole within a few hours, you’ve got a high water table or poor drainage that will need serious attention. This assessment phase isn’t glamorous, but it prevents costly mistakes later.

Create slopes that direct water away from structures

Proper grading is your first line of defense against water damage, foundation problems, and soggy yards. The basic rule: slope away from all structures at a minimum of 2% grade (that’s a 2-inch drop for every 10 feet of distance). In the Pacific Northwest, where we see 50+ inches of rain annually, getting this right isn’t optional.

Start by establishing your high points and low points. Your house foundation should be your highest point, with land sloping gradually away in all directions. Use a long straight board (8-10 feet) and a level to check your existing grade. For DIY grading on smaller projects, a landscape rake and wheelbarrow can handle minor adjustments. You’ll add fill dirt to low areas and redistribute soil to create smooth transitions.

Here’s what most homeowners get wrong: they create slopes that are too steep or too gradual. Too steep (more than 10% grade) causes erosion and makes mowing dangerous. Too gradual (less than 1%) and water just sits there. Aim for that 2-5% sweet spot for most of your property. Around here, fall and spring grading work best because the soil has some moisture but isn’t saturated. Summer soil gets rock-hard, and winter is too wet to compact properly.

For larger lots or significant elevation changes, you’ll need heavy equipment. A skid steer or compact excavator makes the job dramatically easier and more precise. If you’re moving more than a few cubic yards of soil, or if your lot has major drainage issues, professional grading services will save you time and prevent expensive do-overs.

Install systems that handle seasonal water challenges

If you’re in Lake Stevens and you’ve got standing water after every heavy rain, you’re not alone. Clay soils just don’t drain naturally, which means you need to create pathways for water to move off your property. Surface drainage and subsurface drainage work together to solve this.

Surface drainage includes swales (shallow ditches), berms, and graded surfaces that direct water to collection points or storm drains. A simple swale is a depression 6-12 inches deep that follows the contour of your lot, guiding water away from problem areas. Line it with river rock for a finished look that also prevents erosion.

Subsurface drainage is where French drains come in. These are trenches filled with gravel and perforated pipe that collect and redirect groundwater. To install one, dig a trench 12-18 inches deep with a slight downward slope (about 1 inch per 8 feet). Line it with landscape fabric, add 2-3 inches of gravel, lay perforated pipe (holes facing down), cover with more gravel, wrap the fabric over the top, and backfill with soil. The pipe should daylight (exit) at a lower point on your property or connect to a drywell.

Catch basins are another option for collecting surface water. These grated boxes connect to underground pipes that carry water away. They’re particularly useful at the bottom of slopes or in driveways where water naturally collects. For properties with severe drainage issues or complex topography, a properly designed drainage system installed by professionals ensures water is managed correctly. We’ve seen too many DIY drainage projects that just move the problem from one spot to another.

Clear, prep, and condition your site properly

Snohomish County properties often come with dense underbrush, small trees, and thick vegetation that needs to go before real development can start. Start by identifying what you want to keep and what needs removal. Mark trees and features you’re preserving with bright flagging tape so you don’t accidentally damage them.

For brush clearing, you can tackle smaller areas with a brush mower or chainsaw, but be realistic about the scale. A heavily overgrown quarter-acre lot is a multi-week project by hand. Professional land clearing equipment can clear the same area in a day or two. If you’re removing trees, consider stump grinding rather than digging them out unless you need the hole for drainage purposes. Stumps left to rot create settling problems later.

Once vegetation is cleared, address the soil. Remove the top 4-6 inches of organic material (topsoil with roots and debris) and set it aside. This material is gold for landscaping later but terrible for building foundations or driveways because it compacts unevenly. Beneath that, you’ll likely hit clay subsoil. Test its compaction by driving a metal rod into it. If it goes in easily, you’ll need to compact before building anything.

For compaction, add fill material in 6-8 inch lifts, wetting each layer lightly, then compact with a plate compactor or roller. This is critical around future foundation areas and under driveways. Poor compaction leads to settling and cracking. Dispose of debris properly. Many areas require permits for burning, and hauling to a licensed facility is often your only option. Budget for dump fees or dumpster rental.

Know when DIY ends and professional help begins

You’ve assessed, graded, installed drainage, and cleared your lot. Now comes the final quality check. Walk your property after a significant rainstorm and watch how water behaves. Does it flow away from structures? Are your drainage systems handling the volume? Do you see any new pooling or erosion? This real-world test reveals what needs adjustment.

Check soil compaction in areas that will bear weight. If you can easily push a shovel deep into the soil where a driveway or foundation will go, you need more compaction work. Verify that all slopes meet the 2% minimum away from structures and that you haven’t accidentally created water traps anywhere.

Here’s the honest truth about DIY lot development: it has limits. Small residential lots with minor grading needs and simple drainage are absolutely manageable for a motivated homeowner with the right tools. But if you’re dealing with steep slopes, complex drainage across multiple elevations, heavy clay soils requiring significant excavation, or projects requiring large equipment operation, the DIY approach becomes expensive and risky.
